A Multi-Phase OZ Case Study from ACARA Management

SoGood is a multi-phase, master-planned redevelopment in the heart of Dallas, TX—designed to transform an underutilized downtown corridor into a thriving live-work-play innovation district. The site spans 14 acres owned outright by Hoque Global and sits within a federally designated Opportunity Zone.
Approach
Hoque Global engaged ACARA Management to serve as fund manager and capital advisor across all phases. ACARA was responsible for raising investor capital, managing the compliance-heavy OZ process, and deploying funds across multiple verticals—residential, mixed-use, and innovation space. We structured Dallas Opportunity Zone Fund I with long-term investor alignment in mind: 9% preferred return, OZ-compliant tax structuring, and full transparency across all phases.

Results
Phase I is scheduled to break ground in 2025, with two additional phases in the pipeline. The project is expected to deliver over 700 residential units, retail, and a fully pre-leased innovation center—all while maximizing OZ investor tax benefits under IRS guidelines. It will completely change the face of the southern sector of downtown Dallas.
